I think the difference is primary residence vs. investment property: 

If they live in the house for the 2 years they will qualify for a tax-free sale to use the proceeds as they like. My understanding of 1031 Exchanges pertains to investment property - non owner occupied.

Yes, Zestimates are worthless. As an agent in the Atlanta market I have to overcome this on a regular basis since Zillow is where most consumers start to shop. The numbers are usually off by tens of thousands or more...

Why didn't you move on to another investor before time ran out? You said several were interested, and if you had real CMAs and other info to verify the deal wouldn't it be snapped up in a hurry?

Sellers'  market or not, there will need to be a very low inventory of available property to make it worthwhile to skimp on commissions. It may seem like you are saving money, but in the end that is rarely the case.  Buyers agents simply won't show your property to their clients.

Now, all that said, an agent isn't required to show houses in any particular order, so your property that says "Buyer's must pay their agent's commission" may get moved down to the bottom of the list of showings.

@Shelley Alterman

You will need to pay the buyers agent a commission if they bring you the buyer. If it is too low they won't bother showing your home.
