Heloc is so easy to get. No fees , the only fee you've to pay is if you want an appraiser to evaluate the inside of the house. Otherwise the bank sends theirs and they only do one from outside. Rates are super low now in the 2s and 3s. And works like a credit card. So you're not paying for down payments points etc like you would with HML. So good luck with your choice.

What do you use for rent comps ? Rentometer is highly recommended and liked by a lot of people.

I use it , I use Zumper also. Or I’ll just google average 1 bed etc In a city and get the info that way.

This is so incredible, thank you for sharing your journey and your goals. I am also looking into Multifamily investing. That’s my niche. I’ve been following PB and listening to the Podcast. It truly is amazing what some guests on PB have achieved through Real estate. I willing to work and get the time freedom that I want through real Estate. I’ve read a few rich dad poor dad books. Also Read Brandon’s book Book on Rental property and zero to low money down. So good, I’m learning as much as possible. The best part I just enjoy and love reading and engaging in anything real estate. So definitely would love to to connect and talk more of it :).

10% for PM , got it ok . Yea I will be managing it myself

Even with Cap X , the COC is 7%

Cash flow is $ 10.665 for the year.

With these numbers the COC is not something I would want. But if I manage it myself I don't mind the work

Cash flow is little over $900 per month , 300 per door.

Hello everyone. My name is Nick from

Boston Ma ,

Went and saw a house today. It’s a 2 and a Half family house. I know it sounds weird, but it’s listed like that and. 2 units are 3 beds each and the Third floor is a two bed. That’s the only difference.

Numbers that I ran

Actually rents are $6000 per month

Unit 1-$2100. Unit 2-$2100 - unit 3$1800

Asking price 669k , 3300sq

Taxes $7800

Insurance $2400.

Vacancy at 5%

Maintenance at 7%

Utilities at $2400 per year.

20% down which $141k

Cash on cash is 15.36

The numbers seem to be really good.

Now with the rent situation being what it is would

You still pull the plug and buy it.???

Thanks , I totally get your point. However , it’s almost impossible here in the Boston area to find a place that gives you 1% rent of the purchase price.

My credit is excellent but not working full time so that might Diminish me a lil In getting the max loan possible. Will see how it all pans out.

I am looking and will eventually land on something.
