1)What does your lease say about lease termination?

2)What Does you lease say about remaining month to month after the initial one year?

3)what does your lease say about forwarding address?

Go back to the lease and if they violated it I would send them the highlighted section and be done.

@Karen F. With the A/C, even in south Louisiana we don’t have to provide it or repair it unless it’s stated in the lease that we will maintain it.

First I’m really sorry your first rental is going this way! Don’t give up it will get better!!

Talk to an attorney. Find out what options you have. What things you can legally do now in this situation. Perhaps trespassing since you have no agreement with this person. I don’t know for sure, I’m just trying to think of any options.

Talk to your realtor/their firm about not getting a copy of the lease from the seller. You also should have gotten the deposit turned over. See if anyone even the bank is willing to help you in this matter. Bug the attorney you used at closing, the relator(s), and bank if need be. Get the lease and the deposit.

I read where you said you are trying to be nice and that’s great if that person deserves your kindness. To me it doesn’t sound like you need to be kind. Gather all the info on her that you can. Work, license plate whatever since you don’t have her info. Let her know that you will be taking legal action against her for trespassing, the damages, etc. type it up make her sign it. Don’t do anything illegal just be firm. You own this place it’s yours. Be in the house doing repairs everyday there is no lease nothing stopping you from entering something you own. If she is uncomfortable that’s on her. She has no right to be there now and you do. This is how I would personally handle it. I’m sure many would disagree

@Ruth Blue she was a real estate agent but stepped away to work at an office.

I do really like her and I’m able to have clear communication with her. I worry I would lose that with some office running a lot of places

We have 10 units currently ran by our PM since we work away. We will be going to 26 units shortly. Does anyone have a form or tips they would care to share that they have in the PM contract? As we continue to grow I want to be sure we are being smart. Our PM has never given us any doubt and can account for every penny spent. So I don’t have issues with her at all and hope we can keep her with us but I also want to protect us.

Anyone else have a personal PM not a professional company, what or how are you all paying?

@Bruce Park I didn’t know this was an option but we are also in this same position. We are snaking it roughly quarterly as well. I would like to hear more from people who have tried the epoxy or different methods.

We renewed their lease but over the course of 2 months we evicted 5. 1 for a lease violation,  3 for nonpayment, 1 for nonpayment and a lease violation.

Apparently the former owner and PM would allow them to make tiny payments through the entire month.

Same we are in Houma and we covered it regardless. You never know but it’s better have it and not need it than to need it and not have it.

@Jeffery Williams there is a group on Facebook called southeast Louisiana real estate investors lot of them are from the NOLA area.
