@Stephanie P. I’ve had so many back and forth with over things and caught her in a lie that she has to be aware of how unhappy we are with her. I can’t imagine my boss having to hound me to do my job.

I sat down with her prior to the take over and after to go over what was expected and the way we needed things done. I was very clear I am not a laid back person and require things done a certain way both on my job sites and rentals. She said she understood but at every chance she is has done the minimal amount of work or not done what she was required to do at all. I’m at a loss on how to get her to do her job.

We are going with a professional company they will be taking over all operations for us until I can be more present.

I do feel I didn’t give her a lot of time but this month was a busy month full of things she could have handled but dropped the ball. It seems as though I have to micromanage her or I get nothing but excuses for why things weren’t done.

I plan to self manage eventually, so we are going with a real estate company that we use for things already. I’m also working toward my license and would like to work there so we’ve spoke and this would all sort of roll in together as the time comes. I aim to be off the road working by August 2020.

That is a good point to give the weekend.

Hey everyone,

So our first month with our 10 plex we also kept the same property manager. We tried it for one month and it was a very hectic month. We can see she is not the right fit for us and we will be letting her go tomorrow.

We are not there so I will have to do this over the phone. I’m looking for any tips or advice on how to handle this situation. Anything I should include or be sure to do after?

I personally would move to evict, accident or not. There are enough headaches with owning a property I don’t need to worry that a tenant may accidentally shoot the tenant next door.

Last month I evicted for a lease violate, the young lady was not late on her rent and the apartment seemed maintained but it was nonstop complaints of fighting, loud all hours, cars pulling in way to fast, and finally the police at her apartment. I woke up to find out she had the police there and they had a made an arrest that’s all I needed.

I also have a wavier if notice in lease so I can go directly to the city court to file no excessive notices. This is in Louisiana I’m not sure if your state has that or not but something to look at.

Also book keep tips and tricks that you use in your own business. I am all about a good spread sheet on excel but with things expanding I am thinking I may need a little bit more.

I called ahead and went to the sec.8 office to meet with and fill out landlord paperwork since I had my first section 8 this month. After an inspection and signing a paper everything was good to go. At the office they answered all my questions and provided me with a book to reference for anything else I might think of later. I found the contacts email on our parishes page it was very simple and quick responses.

Do you find a demand for one bedrooms? We just bought a duplex, one side is a one bedroom it could easily be a two.

What are your thoughts on one bedrooms?
