I would consider the violation.

Is it something you feel is worthy to present to a judge, the cost of eviction, turn over, and all that Jazz.

How long is left on their lease?

I have no parking on the grass as well clearly I will have a talk with them. If it were a habit I would take a look for additional violations to compile several and evict.

If it were for something bigger like police presents /arrest/endangering the other tenants then yes I would and have evicted solely on that lease violation.

We purchased a 10 unit apartment complex recently and the rents are all below where they should be and none of them were at the same amount just whatever the former PM and owner felt like writing that month!🤷‍♀️

So we evicted 5 out of the 10 and we cleaned those up and raised the rent.

We have 5 more that we need to raise so over the course of the next few months we will be doing some upgrades then in January we will bring the rents where they need to be. We let everyone know this verbally that in January we will be brining the rents to fair market rent. That they would all receive written notice in December giving them 30days notice.

In our lease it states rental increases can happen with 30 days notice

We just did our a cleaning on all AC units I sent notice we would be entering on this date and that’s what I did. I only have 16 doors but I can’t work around everyone’s schedule.

So always take someone in with you if you are concerned, better safe than sorry.

I will always revert back to the lease I sent photos of the lease tell to follow this with me. I explain the lease is enforced 100% and they signed this.

If the tenant sends me a paragraph or excuses I don’t acknowledge it. If they text a concern or something important I respond with when the technician will be coming and that we will be entering the property.

I recently had someone’s mom then aunt call mom cussing acting out....the first one caught me off guard I wasn’t very professional when I answered a phone getting cussed at. When the aunt called me I explained you are not on the lease I have no idea who you are and can not go into this with you. By the way the tenant is in their late 20’s having these people call

There is of course a lease and a tenant we inherited.

Upon purchasing I personally read the lease to each to tenant it and gave an opportunity for questions. They also initial certain parts such has the rent due date the day late fees start, the waiver of notice.

My daily late fee with allowing it run to the 10th is still a total of $75.00.

@Michael Craig it’s stated in the lease.

This is in Louisiana, we have a waiver of notice in our lease.

I start late fees after the 5th they have until the 10th of the month to be paid in full or I file eviction. Court is held each Thursday they have 24 hours from court to either pay in full or be out, they won’t get out the City Marshall will remove them.

I’m wondering if 15.00 a day was to low since this same lady is late 2 months in a row.

Hi everyone!

How do you all handle your late fees?

What day do you consider late? How much are you charging?

We enforce a late fee after the 5th, at $15.00 a day as of now. I’m curious how this works for everyone else.

Our first 2 properties we’ve had for 2 years we had 1 late fee. We purchased a 10 unit apartment complex 2 months this is the second month in a row we have 2 late tenants.

You can buy things online that will hook up to the water in the apartments and you can read them yourself then bill. You can divide the water bill per tenant. You can pay to have meters installed from the water department. You can raise the rent to be sure you are covering the cost. So many ways to cover paying the water.

We also state things in our lease like, No washing the car, no pools, things of that nature.

@Bunmi Olawale I can’t imagine a person not knowing they have section 8. We have 2, one lady still has to pay a portion of her rent.
