@Ellen A. We utilize Avail.co as it shows what's due and what's been paid along with any upcoming expiring leases etc. It also allows tenants to pay online (fees dependent on plan signed up for) and submit maintenance requests. For our actual financial tracking we utilize Stessa. We setup each property as a 'customer' and can track all income and expenses easily as well as produce Income Statements, Balance Sheets, etc. in a snap.

Morning Everyone! I am an out-of-state investor looking to get my Real Estate License purely for running comps and getting market insights. I will not be submitting any offers or any actual real estate transactions. Are there any brokers in the Kansas City area who holds licenses for other investors like this? I have been told it would cost about $500 - 700 a year to maintain the license and MLS access, though it sounds like it varies depending on broker. Just trying to see if this is feasible and cost effective. Appreciate everyone's time in advance!

@Luis Morales Congrats and nicely done! Did you cash finance the entire deal with your own cash or have any partner/hard money lenders in the deal? Always nice to have a win starting out of the gate!

@Dallas Kidd Mine was not understanding seasoning requirements on my first buy and hold rental. I purchased it with cash thinking I'd be able to refinance it once all the upgrades were done and pull my cash out quickly. Found out if it is still under 6 months after purchase the only amount which can be refinance is the original purchase price, not the new appreciated value. Lucky had given myself a back-up plan and it cash flowed well though much more aware now.

We are looking to see what laws/regulations are required to be a private lender in the state of Missouri and wondered if anyone had any recommendations of an Attorney to review this with. Appreciate everyone's help in advance!
