@Andrew White Mary Vigal at Condado Group. I took the continuing education class from her and she is extremely savvy about international tax situations in particular how it relates to real estate. The forms won't allow me to post her phone number but a Google search should do a good job finding her. Good luck!

@Brandon Courtney I recommend North Bend, Snoqualmie, Fall City.

Great, quick access to the mountains, rivers and trails. Easy, direct commute to Seattle and Bellevue.

Excellent appreciation market for those reasons. Development is restricted which keeps supply under demand.

@Mindy Jensen The majority of West Seattle homes priced under 900k are still selling for at or above list price. Houses under 700 are often selling for 5-10% over list price. There has been no drop off in prices at this point. If they want to purchase with a sale in mind in less than 4 years I would recommend an entry to mid level price point with a good floor plan. I hope that helps!

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $260,000
Cash invested: $1

The seller approached me directly. Purchased for 260K with an ARV of 440K. The house ended up being a studs out gut job. Way more than I would normally want to take on. But it is a good opportunity to start basically from scratch and make it right. We are vaulting the ceilings, adding a master bath. We're going for a mid-century vibe. It will be like a new home when finished. This was the worst house on a nice block and it feels good to be contributing to the good of the neighborhood :)

I use Vacation Rental 365. They are very active in the Roslyn/Ronald/Cle Elum area. They do an excellent job. Far better than we could ever do. I agree that bad management can sink your property. We don't have the capacity to do it ourselves and I know it's good hands. I don't think I'd feel confident about Vacasa even if they may charge less.
