Hello BP members,

I am excited about offer getting accepted on our first MF Investment property in South TX market. Now comes the hard part, I am looking for a commercial loan with 20% down and 25-30 year term with 5% or lower interest rates. Got excellent credit and down payment is not an issue.

Looking for recommendation and suggestion from BP members on Bank/Lenders that can close quickly and provide excellent rates. Thanks in advance.

Hi BP friends,

I am out of state investor and considering an investment in Memphis area. The property I am considering is in southeast of Memphis (proximity of Mendenhall square shopping center). I would like to know if there are any areas I should avoid making an investment decision.  Are there any specific factors that I should consider in making my decision? How is the rental market in the area?

Hi BP Friends,

We are looking to employ BRRRR strategy to get started with real estate investment. We are looking at properties in Houston and surrounding areas but some of them require rehab work of up to 20k-25k. Since we are just starting out, we would feel more comfortable if we had a general contractor who can walk the property with us to provide the rehab estimate before making an offer.

Can anyone recommend a good general contractor who is willing to work with new investors?
