Thanks for the feedback J Scott Steve Babiak Aaron McGinnis. The garage took the hit and it seems to be only roof & fascia damage. We'll get up in the attic tomorrow and see what else may have been affected.
This isnt the tree in question, but one around here that i thought was kind of amazing. The wind gusts were in the 70s.

Personally, I wouldn't put a picture out there. People will judge you before you even get a chance to show them what you can do. Whether it's race, sex, age; someone is going to be biased. A couple of people I work with even use a more 'neutral' nickname to avoid stereotypes and biases.

So a house I'm looking at for fix/flip just had a tree fall on it during a big storm. I talked to the wholesaler and he said the insurance company wont pay for repairs. They probably didnt have insurance, but whatever.
I'm ok making the repairs and removing the tree so long as the purchase price is adjusted accordingly. Anything I need to consider with this situation?

If you are investing in Metro Detroit (outside city limits) I recommend the PM I am using http://aspectproperties.com/ I don't know that they work much within the city though.

Will they offer seller financing? They still get a stream of money coming in without tenant headaches. You buy a house with the renters money. You will need to show the seller you can pay him off in 3-5 years.

Its actually a site for owners to find property managers. You can find a property management company and call them about finding a place to rent.

Just saw you are moving to FL. so revising my post. Try finding a property manager in the area you are moving to. They will be more helpful than a realtor. Realtors won't make enough to place a tenant to both to call back.

Find yourself a good property manager. Then you don't need to learn all of the tenant landlord laws, keep up as they change, and deal with tenants, toilets and trash. I say this because it doesn't seem to be your goal to be a landlord, you are falling into the role. Let a professional handle the details, collect your rent, pay the mortgage and sell when prices come back.

You should find a investor savvy Realtor to represent you. There is no cost to you and you will have a professional assist with the due diligence. Don't use the sellers agent. They first and foremost represent the seller. They will not be able to represent you to the fullest.

So I established an LLC in Michigan for my rental properties and recently moved to North Carolina. I now need an LLC here to conduct business.
What are the pros/cons of registering as a foreign llc in NC vs just creating a new LLC?
