Hi Clayton, yes, the Airbnb income has been documented on my tax returns for the past two years and my DTI will sustain a HELOC. The state is New Hampshire.

Hi All!

Just closed on a three family with existing tenants on a lease. I have a few questions on how to go about communicating expectations we have as the new landlord.

First, how would you communicate expectations and new policies (like where to send monthly rent), should you do it via a letter, in person, etc?

The existing tenants are in place until October 31, 2023. Do we abide by their existing lease or can we give them a new one? Assuming we just follow their existing lease and then provide a new lease if they choose to renew.

The security deposit was given back to the tenants at closing, again, would we communicate via letter that we’d like to obtain a security deposit until the remainder of their lease?

Any other tips, useful software for landlords or helpful reading material would be greatly appreciated!

Hi All,

When purchasing a multi with existing tenants paying below market rents, how do you go about increasing rents? Do you provide some sort of incentive? 

What happens if a tenant doesn’t want to accept your rent increase notice?

Hi All!

Looking at a two-family with tenants in place paying below market rents in MA. My plan is to owner occupy one of the units. As the potential new owner, how do you deal with removing the existing tenant? Do you propose the new rent increase and if they don’t agree can you ask them to leave? I know it depends on whether or not they are TAW or lease but just curious to understand how others with more experience go about purchasing a multi with existing tenants. 

What are some strategies to incentivize a tenant to leave peacefully?
