@Lynn Hubbard I'm in Atlanta and she can't use that as an excuse. Just like several other posters stated, she should pay the money into escrow because if you go to court the judge will say pay the rent into escrow and it will be released once repaired or 7 days to move out. At least that's what the Dekalb County judge did in my similar circumstance. And Tom, I agree to an extent, but if you have had a good tenant paying on time and she made one late payment, it might be worth giving her a chance. Everybody goes through things, but hey, I don't know your tenants track record either.

@Bryan Hancock are you using both fundrise and iFunding? I' interested in utilizing crowd funding but was not sure if the process would be fruitful. I'm interested to know what you find out as well as pick your brain on the pros and cons of the process and results.

@Joe Haas I would make sure that you structure the deal correctly. J. Scott has some excellent examples and info on his site (123flip) which could make this an easy cookie cutter method from start to finish. I wish I would have known about it when I started. You possibly have a good opportunity at your hands...so get it right the first time and you will have an investor/partner for the long haul.

That's an interesting concept. @Rachel Leonard had a good point about the types of tenants that seem to be desiring that type of arrangement. Although, I do see that as a concept that is taking place in Florida with seniors. I wish you well with that.
