@Seth B. you might be better off investing at the blackjack table based on that strategy. You need to know who you are entrusting that decision to, because at the end of the day your money is on the line. I would believe it better for you to have the vision of where you are trying to invest as to leaving it to someone else. I also think that you might need to study and take a trip to get to see it for yourself. Taking advice on where to invest from someone else could be advantageous, but the element of risk is extremely high doing it that way.

But to answer your question, there are several property managers in the area and I would suggest using one that you can hold accountable. I would also suggest using a member of the Atlanta chapter of the National Association of Residential Managers as well (I have no affiliation with them). There have been some horror stories reported on BP about bad property managers here, good luck in your search though.

@Clinton Roland That project is in its infancy as Dekalb County has been trying for years to get some takers. I think your view point of looking at only Doraville is a bit off. That project will effect all of north Dekalb County and the southern parts of Gwinnett immediately north of spaghetti junction. You are looking at the tree in front of you instead of stepping back and seeing the forest. They have had multiple attempts at using that property, from proposing a new stadium for the Falcons to brown space development such as Atlantic Station. At this point, IMO that is purely speculative. I think with all the problems in Dekalb County, that project is not on the top of the list.

With that being said, I would like to see them do something with it.

@Joshua Feit Get the rent rolls, leases, water/sewer bill and make sure he actually owns it (you know how that is in Atlanta these days)!!

Bradley, ReisReports is a good one, but it is subscription based. There is another report, the National Apartment Report,produced by Marcus & Millichap that gives their opinion/perspective on the market. The report is produced annually and gives their views on where the market is going in the major MSA's.

That area is my investment focus. The west side of Atlanta, from downtown to Hamilton E Holmes Dr. (or as we native Atlantans know as Hightower Rd). I must add, that it is not for the faint of hearts though. Some areas are way rougher than others.

@Rashad S. while searching for that RE Agent connection to the MLS, you can also check with some of the county tax assessors sites and they will tell you what sold in the neighborhood and the area. I also find that Redfin is much better than Trulia or Zillow, but that's my opinion of course.

My experience with Redbeacon was not that great and they were much more expensive (Home Depot cut). I would recommend word of mouth and references.
