@Eric Benzenhoefer, I was initially focused on the fix and flip. I have met some people that have shown me how nice steady cash flow is, so at present, I am extremely interested in the BRRRR. I get the concept, but have not viewed the webinar as I am not a pro member yet. I am grateful for any advice on this. Also, should I go Pro?

Fabio - Jarrettsville is in Harford County, about 20 minutes north of Towson.  I am in Gaithersburg from time to time, so please keep me in mind on those meetings.  It would be great to meet you guys!

Greetings BP nation!  I am a recent member but continue to be in awe at the amount of info offered here.  I am interested in increasing my network.  I have flipped a few houses and am currently very interested in increasing cash flow by picking up some rentals.  I financed with cash to this point but am considering hard money now (on the flip-side) as well to step up volume.  If any of that stuff is in your wheelhouse, lets talk!

Thanks, Mindy!  I really appreciate the response.  I was afraid that might be the case.  With a wife and children comfortably settled in our SFU, living there would not be an option.  Let me go one further and ask, to your knowledge, can I pick up a 4 unit and use one of the units as a legitimate business office?  

BTW, thanks for the fraud warning.  I'm with you in that I conduct ALL my business above board.  I sleep better that way.

Hello - I am pretty new to the site but have really learned a lot.  I have flipped a few houses but am now looking for a one to four unit investment for cash flow.  Any suggestions on where to solicit the lowest possible interest rate for a loan?  House-crashing is not an ideal option for me.  I am in Maryland and would love to borrow at less than 10% down.  Thoughts?  Thanks.
