Its discriminatory because they meet your requirements​ but you want more rent because its three men living there instead of the hetero family youd envisioned​. Pretty much why the laws exist - to help you let go of that sort of thinking​. Its not their fault you marketed at a "below market' rent.

If its in a college town another common practice​ is getting parents to sign on as lease guarantors. If their own parents wont trust them with your house, why should you?

Have you seriously​ examined what the margins look like for property mangers? Id imagine 1-2 very stressful years then out of business. You cant realistically​ expect the owner to give you a loan to buy the company, plus give away 30% of your receivables​ to factors to make that loan happen, service all that debt and turn a profit. Just not happening. All you need to create what youre trying to buy is begin signing up clients one at a time.

Youd be better off with a HML than this family of loan sharks you come from. 10% per month? Also consider the value of the HMLs underwriting​ experince - if they wont do the loan youre probably gonna lose money on it if you do it anyway.

1) For your privacy use names tied to the ad and a Google​ Voice number. If they ask for Jill you know that caller came from Zillow for example. You can also use phony unit numbers in your ads or no unit numbers.

I suggest answering your own calls. Youre investing in a new (to you) marketing strategy​ - there is no better way to learn how it operates than to man the front line. I doubt you know enough about this to be a good judge of what the call center is doing. You also need to build data on what sort of leads came from which campaign​s so you make increasingly​ infomed decisions every time you launch a new one.

The issue was the contractor delivered the price you asked for and you didnt come through with the job. If you werent comfortable​ you should have moved along without wasting additional​ time on pointless​ negotiating​.

Are you saying youre a contractor who wants someone to fund this deal and hire you to complete the work? Perhaps some details about your company and experience​? In my experience good contractors rarely have to get this creative​ to find​ jobs.

Most wholesalers fail from inadequate​ education​, planning​, capital and/or persistence. A guru can only help with the education. The lambo tells you teaching wholesaling is more profitable​ than actual wholesaling and they need you to keep "learning" for quite a while to make the payments. Do not expect a "fast track" for $97 from lambo boy.
