@Hart Pearson, why not do both? Increase your income, increase your savings (retirement accounts, tax free / tax advantaged growth), and increase your cash flow. Self directing retirement accounts is a great way to build wealth, creating it is a whole other issue and strategy isn't it?

Sounds like you are working with the wrong wholesalers. Wide range of business owners in most industries, landlords too. All that stuff is pretty bad, just work with more pros! A good wholesaler should be helping you find more deals at great prices. Not driving you crazy and giving you more stress. If we can't add value to the marketplace we don't deserve a fee.

I'm military too and have been renting houses to flight students in that area for a long time. It's a great market for it, the VA loan is perfect for it. You can roll your funding fee into the loan and find some great lenders who will give credits as well. I got paid $1k to buy the house I was living in there in 2012. Just make sure it cash flows especially since you will probably be paying retail for it using a loan product. Good luck!

@Danny Matthews, I'm a wholesaler so may be biased a bit as we do business in Chattanooga but we see at lot of great rental deals there. Most of ours need work but we come across some deals from time to time that don't need much work at all. I think your numbers fit Chattanooga better than Knoxville but both markets are doing well. Good luck, I am a long distance investor as well holding properties in FL and TN.

Run your numbers, get some good advice, and evaluate the deals. I would say it doesn't matter who they come from, if it's a deal it's a deal. I don't care for the way that they do business and haven't bought anything from them in any of my markets but I wouldn't just write them off. I like seeing deals from anyone, but if they are unethical I will certainly stop looking. As a new flipper, just be careful with them...

I've seen so many people sit on the sidelines and wait trying to time the market. During those years I've made millions of dollars in real estate. The key will be to buy right, have a backup plan, and get in and out of your projects quickly. If you can turn the house in 4-6 months and buy right you will be fine. I'll be happy to go on record and say that 2020 is going to be another good year for real estate.

Are there any flippers or wholesalers on here living south of Nashville? Spring Hill, Franklin, Brentwood, Columbia? I'd like to do some more local meet ups if anyone on here is interested. I've tried to organize some things before but not consistent doing them, I'm pretty busy. However, one of my goals this year is to meet more local people and I get along best with other real estate investors!
