Thanks for the replies!  What confused me was the house has the more common vents like @Chris K. posted a pic of...and these  circular vents aren't anywhere else in house 3 bed 1.5 bath....they are only in the kitchen and living room....but I will turn on the hvac and see if air comes out.....thanks!

I just purchased this house that was built in 1969 and it has these exhaust fans, one in the kitchen and one in living room.  They aren't connected to any light switches so I am guessing they were disconnected but I was wondering what purpose they had and I guess there is no harm in leaving them there other than being an eyesore.  This is a buy and hold property.  Second question the back patio is in rough shape in certain areas, I really don't want to jack hammer up the whole patio, has anyone resurfaced concrete?

I have a foreclosure that I am seriously considering buying for a rental. My concern is the bathroom has a window in the shower.  I was planning on gutting the bathroom and doing a complete remodel.  I thought I could put in a glass block window during the remodel.  You can see from the pic that there is water damage around the window(wood frame with a vinyl replacement window) plus who knows where else. I don't have any houses with a window in the shower so I am asking for input for those who have experience with these.

Wow that is interesting....I have never gone near that high and never had a problem getting offers accepted...maybe I have just been lucky....definitely making me think about future offers....

For me it depends on price of the property and how badly I want it.  I have found higher EM offers help sometimes win against multiple offers.  However I have never put up 10% EM, my range has been a low of $500 to a high of $2,000(and that was a $58k purchase).

First Bank does them. I have dealt with them for the last two years and have several loans in the LLC name. They have an office in Kannapolis which would serve the Charlotte area.

@Account Closed The $200 annual report fee(I think that's what they call it) is still worth it for the added layer of protection.  Don't get me wrong I don't like paying it every April and I personally think it is a rip off and just a way for them to generate revenue but, to me it is still worth it for the peace of mind.
