Depends on your cap rate desire. Everywhere in Nashville is hot. most multi families are sold off market or the ones that are on MLS are way over priced. Anywhere within a 20 mile radius of Nashville is good. Outlying areas like Fairview, Dickson, Ashland City and Goodlettsville are starting to heat up.

With the insane market here in Nashville, we are looking outside the area to implement the BRRRR strategy. I know Indy is heating up but of course we need a team. Do you have connections to quality rehab people?

Ted,

The first place to start is your local real estate investor community/meet up and start networking.  That s how i did it.  all the people i run across with equity in their homes i ask if they want to put that equity to work and be a debt or equity partner on deals in the Nashville area. Most say yes!

I've seen it both ways. Down payment divided by annualized net profit on the rental. However, if you are using borrowed funds as the down payment (ie HELOC), do you plug that in as "cash" even though it's debt? To me, debt isn't cash and if it can be leveraged, yet the project still cash flow, isn't that the definition of infinite cash on cash return?

Thoughts from my other pro lenders out there coaching their clients?
