Maybe go to the local board and file a complaint. If they're a Realtor, then they have signed an ethics pledge as well. Small claims court maybe an option.

Will, it's all about evaluating numbers. I work each situation and see if it will positively cash flow. Yes, some HOA fees are high.....so what if the unit cash flows. As previously stated, read all the HOA rules. There are lots of areas that are great rentals and have no HOA fees.

Will, yes there are deals in Naples. Craigslist, foreclosure sales at the court house, sometimes MLS. You have to be in the hunt continually. REO's in Naples are tough sometimes as banks generally are not willing to sell for what the property is worth, more for what they got the judgements for. Stay vigilant.

Naples rentals are very hot. One of my colleagues has her duplex cash flowing $700 / month net. Just depends where you want to concentrate around. East Naples and Golden Gate City are good rental areas for duplexes. Honestly it's all over the board. Deals are here to be had, just have to look around.
