I would also suggest that you make sure they replace the whole line (from house to city sewer line) and not just part of it, if it's clay pipes.

Not nearly as good as the BP podcast but sometimes have an interesting perspective. I think some of their advertisers promote some questionable things. Once I started listening to the BP podcast I realized how much better a Real Estate podcast could be.

I don't think anyone uses clay anymore, that stuff cracks too easily. I know my older homes have cast iron under the slab and then clay from there to the city line. I've had to replace the clay with PVC which is what I believe most plumbers would use if you asked them to replace the line. PVC is a lot easier to work with than cast iron.

Hi James,

I used to live in Irving and have a rental there. Pockets in Euless, at Industrial and 183 would probably be an easy place to have a meetup. Or the food court at Irving Mall if its not too many people.

Matt,

I would get an experienced property manager to give you their opinion on the vacancy rate and rents in the area you are looking at (I can give you my PM info if you need one) and get someone to give you an assessment of the condition of the properties. My guess is that these are around 100 year old homes and may need some repairs, but having said that, it doesn't sound like a bad deal to me. I probably would hire a property manager to handle them though. Also, be sure you have some money set aside for repairs. You never know when you might have to replace a sewer line or A/C or something like that.

I've volunteered 3 three times and one of the reasons was to learn more about the maintenance, construction and repair of single family homes. Twice we did some exterior weatherization and minor repairs and once I helped frame a house. I would say I did learn a few things, but I think you would learn more if you could work for a rehabber. I wish I could take some time off and do that, but I have a pretty good software development job and would probably have to take a large pay cut to do that. So yes, I think it's a good idea if you go in remembering that most rehabbers don't do the actual repairs, but they do need to have an understanding what needs to be done. "The Book on Estimating Rehab Costs" is pretty good at explaining not only the costs, but what you need to know about the repairs in order to hire someone.
