Thanks everyone for the responses I appreciate them.

I think my family of 4 is too big to live in a two bedroom unit.

I've considered flipping but I have a hard time believing that I can find a property at 30% or 40% of ARV, but I will start doing some research on it.

I currently have in addition to my primary residence which has little equity a rental worth $115k and owe 60K and another rental worth $25k with no mortgage

I have cash to cover repairs and my own personal emergency fund but do not have any extra for a down payment on another property. I'm interested in getting a multifamily property preferably 4 unit or more. Most of the ones I've found are in the 225-265k range. Assuming ( and I don't know if this is correct) that I need 20% down It would probably take me 4 or 5 years to save up 20 %(50k).

So for all you guys that have multiple rental properties, what do you suggest I do? Just save and wait? try to get a loan against my other properties? something else?

wow that's something I have never thought about. Luckily the kitchen only has a single layer of faux wood grain vinyl plank on the concrete foundation. That's something to be aware of though if I ever decide to install tile.

I have rental that may need a new dishwasher soon. Do I need to go to he property and measure the size before shopping or are they mostly a standard width?

Also does anyone have any recommendations on where to get a good deal on a new dishwasher in the dfw area?

Thanks for all the replies. I had never heard of such a thing before reading this book.

I certainly didn't mean to insult any realtors or brokers out there. I can also say that for the properties I have purchases in the past, I did all the searching, research and analysis. The only thing the agent did was allow me to enter the properties that I found. They didn't find anything for me or provide me with any advice other than to encourage me to buy every single property I looked at.

FYI I wasn't looking at any short sales.

What if you want to buy a 4plex with an owner occupied mortgage, but at the closing date all the tenants still have several months before their lease expires. Since you can't immediately move in, can still get owner occupied financing?
