Yes, Jeremy variable. I am sure it will creep up as the FED raises rates. I found out that they package up their loans and sell them to Fannie and Freddie. I don't care for this as they are confined to those standards.

So, far, I have called two banks. One, Georgia's Own, horrible experience. 30 minute wait, passed from one person to another despite entering the appropriate telephone response. They eventually hung up on me. Georgia United Credit Union was very pleasant and helpful. Interest only HELOC at 1.99% for six months and then 5.125% for 10 years. Early termination fee of $350.

Thank you for your input. I want to use a local bank. I have used super regionals and national banks for loans. I want to contact a local credit union this time. Can anyone tell me if know Delta Community Credit Union or Georgia United Credit Union are REI friendly?

@Patrice Conley, I know of a good property management company who has helped me get a SFH ready to rent. Look up Neighborhood Reality of McDonough GA. That’s if you want to BRRR.

@Danielle McClelland, I started investing over the 40. The year was 2012 and the prices were great. I had bought a house 9 years before that but only as a primary residence. I took a military job in DC that paid a lot more than I was making. I returned to Atlanta and bought 2 houses in 2 years. I then moved to Europe. I was able to buy a triplex a year later but then took a pause. It’s hard, but not impossible, to buy while outside the country in the middle of Europe. I’ve returned to the US and bought a little fixer upper in north Texas. Yes, possible, and definitely doable. In fact, I never would have pursued this as aggressively in my 20s and 30s for a number of reasons. I’m more mature, focused, and have more money to invest. Oh and yes, a big sense of urgency!
