@Troy Luster , I think your goal of replacing the other half of your active duty pay, assuming your the standard 20 year retirement, with rental income, is a great plan. Are your single family home cash flowing? I know a lot of military who own homes near military bases that don't cash flow because they paid too much. Also a few of them for some reason had bad experiences with renters. How about you?

@Joseph Berhane , there are some listings near you. South Atlanta along the 75S corridor is ripe with class C and some B investment properties.

Will, had you wanted to offer a lower offer could you? How locked in are you? If I was to discover costly concerns during the due diligence, could I back out?

I'm thinking about bidding on an on line foreclosure website called Hubzu. Has anyone heard of this? I have bought directly from the bank before, but not through this website. Can anyone tell me about this company/website and what one should expect or look out for?

Pleased to see you took the leap of faith to pursue your profitable passion. I was also induced into the business after deploying overseas in 2005. I knew I wanted to pursue investment properties, but for the same reason as you, I was under water. Since the military and my own sense of full filling my obligations, I fused to default on the loan even if I was losing money. I am still in the military today and will retire from active duty in less than 5 years. I'm still investing with 5 more units in the last 4 years and will continue to do so over the next 5 years. The military retirement is half my base pay and my rental income will make up the rest. So, I'll maintain the same or better standard of living when I retire. My advice as you have done is to have an exit strategy and don't accept anything less!

I am having TARK­ETT flooring layed down tomorrow. It will be the entire upstairs to include bedrooms. I'll let you know how it looks.
