hello Tom and welcome to the forum. You're in the right place at the right time. I've been here for a yr now and have been learning a lot since about real estate investing. I started my learning last May 2012 and discovered there are 100's of ways of making money in real estate, many of them were too much for me because of insufficient funds but then I found out about investing in tax liens and deeds and that's what I'm studying now. I purchased 2 this past May for the purpose of increasing my funds so I can invest in bigger and better properties. When investing in real estate you need either your own funds or a buyers list as well as properties or a birddog to find properties for you if you don't have the time.

Is it as simple and easy to understand as Dustin Hahn's material? Thanks for your reply John

Hi Lucy,

Not to sound negative but buying liens without knowing the basics can put your money at extreme risk.

You should contact a tax lien attorney in your area and not just wing it with trying to understand what you are receiving for documents from other parties or governmental authorities connected with the property.

The more you learn the better it will be as well bird dogging or offering other value to investor buyers. The first step is to know the product you are trying to sell to others.

I hope these liens bought were very small so you won't be at a huge risk.

Thank you Joel, yes, they were very small, as all I had to invest was also small, $300 to be exact. :) I will take your advice and contact a tax lien atty before the next taxes on the properties are due as I don't have any more money at this time to invest.

Oh Bernard, you're not sounding negative at all. In fact, you raised up more questions which I haven't done that is, one of the properties was 15 acres of land, no houses to my knowledge on it, do I still have to keep that mowed and the next one is a lot in a sub-division with 1 bldg, possibly a storage unit, no house. I appreciate you Bernard, thanks in advance

Will the Title company be able to get this lien released?

Very interesting situation. What procedure did you do that led you to find out there was a Bail Bond Lien on it? Did you go through the title company first or used some other means? If title company, how much do they charge? I'm in NE Alabama, Marshall county. Thanks in advance

You may also want to look at any other liens and encumbrances on the property.

How? Where? will/can I find out about other liens on the properties? Today I just got Certified Ltr (Certificate of Land Sold) from the county about both properties but I don't understand its contents.

Congrats to you as well. Where are you investing at? Can you use a 'birddog'? I'd be more than happy to fetch you some good deals. Lets chat
