Why would an owner sell by issuing a LAND CONTRACT instead of the traditional way lending institutions do it at closing? After all isn't it the same when the buyer defaults to foreclose on them and the FSBO will get their property back anyway?

What should buyers be aware of when doing a LAND CONTRACT with a FSBO? Thanks in advance

Is anyone familiar with a company called Halo Asset Management located in Allen, TX? I cannot find anything about them in the BBB and would like a personal opinion of anyone who's done business with them. Thanks in advance.

Me and I'm certain there are others, would like to hear about your very 1st deal. What was it, steps you took to make it happen, were you solo with no partner or mentor or if you had a mentor, who was it? and how much did you make at it.

James Vermillion, thank you for your recent reply. I'm not afraid of work and I enjoy learning new and challenging things. I will take your advice seriously and remember it. I only wish we could work together but since we cannot, I will continue scouring BB for pointers. I hope you won't mind my coming back to you with any questions I might run across in the future as I feel I can work with you. You might consider partnering with another. Watchout as birddog in Texas, you can cross the line as acting in a brokerage capacity if you don't take an interest in the property. :)

After reading your unfortunate experience with a wholesaler, it makes me leary and want to change ships again. I'm a newbie, have not done any deals yet but was so hoping to start with Wholesaling as a means of supplementing my income. So now what in your opinion would be the safest, quickest, easiest way to start? Thanks in advance

Jennifer N. - That is certainly understandable, but do keep in mind that this site is not just about learning the answers to our burning questions, but also about networking. The more posts you engage in, the more "exposure" you get and thus, have better chances of actually DOING DEALS with other BP Members. That is one of the greatest benefits, but to get it, you have to stay active and post. There is nothing wrong with letting people know what you are looking for and what you are interested in investing in (of course, do so according to forum rules, no solicitations). The more people you engage, the better your chances of doing deals with others, or forming partnerships, JV's, etc.
