I think that in general people tend prefer SFH over condo, for obvious reasons (HOA/assessments/tenant). However in my area (SW Florida) prices are much more reasonable for townhomes/condos versus SFH, and I'm looking into this option now as well.

I think this completely depends on your situation. Just another perspective: In most states your house would be asset protected, so it's untouchable to creditors or suit. The problem is, you're obviously tying up a lot of cash in one place. Ideally you could invest, take your proceeds from investing, and put it towards your home. Then you have a primary residence that is a "asset protection account" and appreciating, while your rentals are less attractive to creditors since you have relatively little equity in them.

I'll say that I've found it fairly easy to learn the basics. You can probably learn everything buy going on BP and listening to the podcasts, and buying $100 worth of books from Amazon. My biggest problem (and what I'm assuming is one of the 2-3 biggest problems for EVERYONE) has been saving for the down payment. If you have $10k saved, you're way ahead of the game. I wouldn't blow it on a course, you'll just have to go out and save another $10k!

Yes you will have to personally live in the property for that year. You can move out of it afterwards, however, and put a renter in your old property. I'm sure that plenty of people have tried to pretend to live in a property and get away with it, but I get nervous about that kind of stuff when the government is involved.
