Andy Cross, I don't know if the amount I've spent is normal. It'll depend on what area you're in, competition, and how much you are mailing.
Rigo Medina, I've done 1 so far, but are working on 4. I have made money in theory. I say in theory because I didn't sell the deal. I kept it for myself.

50/50 seems high. Id do no more than 30%. You gotta account for the original wholesalers time and money marketing.

I'm doing probate, absentee, code violations, taxes, and now evictions. All have multiple buyers mailing to them.

I spend between $1400-1600 a month on postcards. It fluctuates because I'm constantly adding and removing new names each week.
My first postcard was mailed 01/28/16. To date, I've spent $8,595.33 on mailing lists, a discount order card, and postcards with yellowletters.com. $89.77 on a live answering service, Voice Nation. 101 people have called me.
I got my first deal after 2 months and none since. I have 4 that I'm constantly following up with. They can turn into sellers any day now. For every 1,000-1100 postcards I send out, I get 5-7 calls. I have noticed my call volume is increasing the more times I mail to them. At first, I was only getting 1-2 calls.

Is he the only qualified applicant? If not, pick someone else. It's too much of a risk for me. Everyone should go through the same checks. I would consider someone co signing for him. They too would get qualified. You can't have someone co signing and they are deadbeats.

Congrats. It sounds like you found the house on the MLS. Correct me if I'm wrong.

I used to be nervous to talk to sellers and disappointed when they didn't accept my offer. Now none of it bothers me. I have no problem telling them my price even if it's way below what they want.
Practice makes perfect. Return all calls and submit offers on every house. When you get a truly motivated seller you will look and sound like a pro.

It wasn't advertised. I'm sure if others knew about it ahead of time, more people would have went including myself.
