Unfortunately, the appraisal came back low and the seller refused to discount the price further. I'm still getting used to pulling accurate comps.

How do agents pull comps? Recently, I picked 3 sold houses off of HAR's map view. The value was 145k. But when I use the instant CMA tool the value is 133k. My filters are no minimum, no maximum, 6 months sold, and 1.5 miles.
Which one is more reliable?

This is one of the things I hate about America. A person can cause injury to themselves by their own actions (negligent or not) and still sue. Horrible.

I have another contract signed. This one will be a flip. Its a 3/2/2/pool. Comps are 150k without a pool. I should get 10k more. Bought for 110k. Repairs: 10k for cabinets, bathroom vanities and exterior/interior paint. Timeframe is 1-2 weeks.
I'm starting off with a low priced home because if it doesn't sell I can turn it into a rental. However, houses are sold quickly in this neighborhood. I saw 1-6 days with multiple offers. The longest was 26 days that needed renovations and was priced high.
I have 1 week to close. To do list: find lender, get an inspection, find contractor. Time to get to work.

This question is for all of the Houston agents or anyone that has MLS access in Harris County. I'm a licensed agent, but I'm having trouble comping a house because the values are all over the place.
What do you think is the value of a house similar to 5726 W. Bellfort Ave in Houston? (This is not the actual house I want to buy) Assume all things are the same. I'm looking to resale a potential house, but can't pin down what I should offer because of the comps.

@Samantha Cunha Have you tried calling them? Sometimes you have to go their in person. Check the public notice section of the newspaper. It could be hidden in there.
