How much is your mortgage payment on House A? Account for repairs, vacancies, property management, and capital expense. If you can make a profit, I'd keep it.
Can you qualify for both mortgages at the same time? Depending on the type of mortgage you're getting, House A will limit how much you can buy.

As a Realtor, I've told wholesalers I can look up comps for them.
Big mistake lol. They usually send multiple houses several times each week. It doesn't take long to run comps, but it gets annoying.
My advice.... don't abuse your agent because we're not getting paid for helping.

I'm a Realtor that wants to start wholesaling and sending postcards. When I did it years ago, I wasn't a Realtor.
Should the postcards be geared towards listing the house then when I speak with the owner, present an investor offer.
Or should it be an investor style postcard from the very beginning?

Does anyone know the process for loaning money to pay an owner's property taxes?
Ideally, I would lend the money then place a lien on the property.
