So my dtir concerns me at times as I have about 90+k in student loans and have been working overseas for a low but nontaxed salary (so, easy to save and have cash on demand when I return). I am enrolled in the income based repayment program so my payments are minimal and I've been planning to utilize the loan repayment program as I am an educator, BUT I feel this may bite me in the butt when it comes time to request financing and it is noted that my dtir is so significant. My credit score is currently about a 740 and rising. Has anyone else had a tough time with dtir with regard to receiving financing? I would also like to not that I would actually like to purchase as many of my properties as possible under my LLC, but haven't figured out just yet how that works when I go with the va loan option for a property that I may choose to live in. Should I be concerned? Any advice/guidance would be appreciated!

Do you contact homeowners directly if you've found the property on the MLS/sites like redfin, zillow, etc. or do you leave it to the assigned agent? And if you do make contact, how?

So I've found a property that I'm interested in. It's a multiunit and all of the units are currently occupied. The asking price is a bit above where I want it to be, but I've consulted with my RE agent and am waiting on her response. In the meantime, I've researched the area (I'm currently out of the country so I cannot do a tour) via craigslist, crime stats, schools, etc. and I'm still liking what I see. I visited the county assessors site where I found the owners name. I googled the owner and I believe I've found his LinkedIn but feel like a creep reaching out because CLEARLY I've just done a lot to find him...This is my first time doing this so maybe that is why I'm feeling this way? Would it be ok to reach out? What do you do?

S/N...acquiring an EIN is free and recommended for formality sake, but is also helpful, for example, opening a business account/credit card for your LLC. The EIN is basically the SSN for the business and that will further help keep your business separate from your personal. Not sure what Legal zoom is charging for, but the only thing I paid for was the formation with the sec of state and the domain name for a website. :)

Congrats on your new purchase! I opened my LLC for security sake, but as @Ronald Rohde mentioned...it's not necessary. I'm just planning to purchase as many of my properties as I can with the LLC versus my personal name.

Not sure if we're allowed to post links, but I started my LLC a few months ago and I simply followed the steps shown on the how to start an llc site...sounds too good to be true LOL but it worked and I did everything I needed to do to form it while being overseas. Everything on the site was simple and self-explanatory. I am a single member LLC so while I did do an operating agreement with another site (there was a trial period so I completed the form and then cancelled my membership, but may return in the future)...just for formality sake...I didn't feel it was absolutely necessary. I also went ahead and purchased my domain name for a website which is also suggested, but not mandatory. Check out the site..here's the link :

Hey! Everything you mentioned can be changed with research and drive. Start building your credit by paying off what needs to be paid off or calling the credit companies and having them remove any incorrect or old information on your report. Get a secure credit card (a credit card that is opened with a cash deposit) and utilize it until your score rises to a place where you can transition out of it...or keep it :) I'm 90k in student loan debt and my credit score is about a 740. Student loan debt only reflects negatively if the proper steps to maintain it aren't done. Call your student loan lender and inform them of your low income...you should be placed on an income based program which will lead to low payments if any payment at all BUT what  matters is that you're enrolled in the program so the lender will report your account in good standing even if your payment is $0 every month. 

All of this needs money....and any money helps. As someone said before..McDonalds, Walmart, waitressing or bussing tables, retail...there are so many job options available...choose one....put some money aside to pay down debts and open the secure credit card and go from there. Once your credit is stable and you begin to increase your income and savings THEN worry about real estate (or perhaps invest some money in index funds/stocks to begin as well). BUILDING THE FOUNDATION IS KEY. If you have any specific questions feel free to ask!!

Hey all! My name is Brianna Jackson and I'm originally from Erie, Pa. I attended school in Pittsburgh, Pa where I lived for approximately 6 years before relocating to Jonesboro, GA (south of ATL) after graduation. After living there for about 1.5 years I took an awesome opportunity to be a school counselor in Kuwait (located in the middle east :) ). Though I've loved my time in Kuwait and have been able to save save save...I am currently finishing up my second school year and will be repatriating to Houston on July 1st...woot woot! I have always been interested in real estate as I watched my grandmother manage several properties as a child, but while here I finally decided to take the leap and get things started on my own. My ultimate goal is to build generational wealth and be as hands on as possible in acquiring and managing my real estate endeavors. I started my LLC, Interdependent Investments, LLC. in order to purchase and will be looking for multifamily units to start (but I'm open to other types of real estate). I would love to house hack as I am moving to a new city and want to take time to learn the city before I move into anything serious for myself. I am also open to flipping and possibly wholesaling, but my primary desire is buying and holding.

I have also served in the Army Reserves for approximately 10 years (I am currently still in (IRR) and will be reenlisting once I return) so, if anyone is familiar with using the VA Loan or just would like to chat about military life...let's connect! I was thinking about transferring to the AirForce.....should I stay where I am? LOL
