thought i could source it, and it not be removed...well basically the author wrote the 4 things you need to look for in a property as:

1:A Great Realtor
2.Location
3.Rental Appeal
4.Zoning

He also said that when it comes to investment properties, smart investors will always put cash flow over equity.

I just wanted to see if these were valid statements

I am reading this article and one of the writers wrote what I'm about to post as 4 things to look for in an investment property. I just wanted to see if you guys believe what he is saying to be accurate, and if there should be anymore stuff added.
