Girl, you been played. I would get rid of the entire lot & there wouldn't be enough cuss words I could manufacture for the PM. I have more problems with tenants sneaking in unauthorized occupants than the actual lease-holding tenant. I'm currently on my second tenant this year who I've had to kick to the curb for the same reason.

If they still make it, Cannon had a small inkjet printer.

Is the husky a restricted breed according to your insurance?  Pet owners tend to stay longer because not all rentals accept pets.

For me, I don't run credit and background unless I am nearly positive I will rent to the person.

I change locks between tenants and don't charge a fee. I have extra cylinders that I rotate between units.  Now, I'm thinking about installing keyless entry doors.

Risk management.

Heck no! I've had some prospects asking me to overlook their bad credit or evictions.  I immediately block their phone number and email.

Problem solved. She gave her 30-day notice to vacate via e-mail.  I had turned a blind-eye to the bf living there (I know -- hand slap) until a minor flare up happened.  Then it dawned on me that I didn't know anything about this guy. Another tenant said he showed up at her door drunk and complaining about a parking space and that was the last straw.

Ok, on a m2m agreement you can give a 30-day vacate notice. 

My guess is that you will have to deduct the fees from the security deposit or pursue in small claims.

I don't have experience with deducting fees before rent, but some LLs do that. 

@Corby Goade, didn't mean to imply that you strong arm a tenant into paying online, but in CA you cannot require a tenant to pay online as the only option. 

My senior citizen tenants pay by check and the the younger tenants pay online.
