@Bill Coleman , Our vacation rental has been very successful, less on Airbnb more on VRBO and others. In the very busy Las Vegas market, Airbnb is overcrowded and impossible to gain traction on. We made many mistakes but with vacation rentals unless you have someone who has done it there with you every step of the way, you WILL make mistakes and then you WON'T make that same one ever again...it's sort of the name of the game. My partner and I, similar to @Account Closed , started out with just one vacation rental and it has turned into a booming business. If you have questions many people on here are ready to help! Hilton Head is a great place I used to travel there with my family all the time.

Have one vacation rental in the portfolio, that makes the biggest return out of all the investments (so i love it!). Las Vegas is similar to CA in the good weather year round weather and no real "season". Who knows what will happen with the upcoming changes to the vacation rental rules...but so far so good. It is definitely a business though not so much an investment. It took a lot of research, a lot of luck, and a lot of trial and error. The return is really amazing though, unfortunately now I never get to go to it.

I can tell you that if you are already suffering financially on them the upfront costs are really not going to help the situation, you don't realize how crazy the costs are until you start and since the idea is to be competitive it cost even more. Plus I can bet your HOA won't like vacationers too much. It is possible to make a great ROI but not really to operate positively for a while. But if you want to sell...

J. Johnson There are about 1,001 steps to get a vacation rental started depending on how serious you are about it. I can't even remember everything we had to do but most of it you find out by starting and the pieces start to fit together. It's not easy at all and the upfront costs can be pretty large depending on what kind of rental you are trying to create.

I wouldn't suggest Las Vegas for multi-family investment right now but thats based on personal research. Rents are low, there is a small number of very low quality multifamilies available and there is not a very good outlook for the near future of rents going up, even though property prices are...

It's the trash and treasure principle, In most instances there will be someone interested in your property. The question is can you see yourself being a good landlord in this situation. Just keep in mind sometimes you don't want to be dealing with certain people's level of trash, and you shouldn't be scared to visit your own property. I think trying to predict the future of a neighborhood is difficult but finding out if there is any opportunity for improvement is a good place to start.

Baltazar Camacho those are a great idea, but do not work if you are not local to where your vacation rental is, or if you don't have a standard door that they fit, or if you don't really have a lot of faith in yourself or your housekeeper to change the code and the batteries and keep a log., etc. I did a lot of research on them and still cannot find one that fits my needs.
