I am looking into buying a property in Panama City, FL on the gulf and am wondering what is a reasonable rate to expect to pay for insurance on a property? Does it go up if its a duplex? Thanks!

I am in the Air Force and moving to Tyndall AFB in Panama City, Fl. My wife and I are looking for small multi-family properties to house-hack. I'm not very familiar with the area or how the hurricane affected the market there. Does anyone have information on 2-4 units or the best areas to buy?

The 20 acre property is split up and 10 acres is zoned residential with the two houses and garage apartment. And the other 10 acres has all the RV sites and is zoned commercial. But it's all being sold together as one property. It's a weird set up but the property looks like it could be a potential cash cow.

I am contemplating offering on a property in the middle of Tennessee, along the I-24 corridor. The property is 20 acres with two houses, above garage apartment ($150 per wk), 40 possible campsites/RV rental spaces that bring in $160 per month, 2 pavilions, and a bath house with shower/toilet. The thing I am unsure about is that it is zoned residential AND commercial because it acts as a campsite business essentially. They are asking $325,000 but from tax records I have gathered that it is appraised at over $400,000. The kicker is that it has been on the market for two years and still has not sold. I am wondering if there is a problem with the residential/commercial zoning that complicates buying the property and if this would be more like running a business than managing a property. What do you all think about this deal?

I am looking to use a partner to purchase a property in Tennessee. The down payment would be more than we could pull together. I heard of a strategy of submitting an offer for more than you and the seller both agree to separately, so that the bank will finance 80% (what you and the seller actually agreed to) that way you put no money down and the seller gets their price. Any thoughts on this or other strategies for no money down financing?

I am looking at buying a duplex. There is another property right next door that is for sale by the same owner. Is it possible to structure the deal to package the 2 duplexes together as a single 4-plex and get one loan on the property?

I am being stationed at Arnold Air Force Base near Tullahoma and Manchester, Tennessee (1 hour SE of Nashville). I am unfamiliar with the area, but it is very affordable and I would like to buy my first property there. Am looking to house hack or buy a SFR that I can rent when I go to the next base.

Does anyone have insight to that area? Places to gravitate to or steer clear from? Maybe people to talk to or real estate data of that area? Anything helps! Thanks guys.
