I am purchasing a tablet for when I'm out of the office or on a job site; and a tablet for the person(s) who manage the properties when I am not available. Any recommendations for cloud sharing software?

Conceptually I would like to be able to create shared files that would automatically update on all assigned machines. I like the way iCloud works but don't want a contracted manager to have access to, say, my reading list.

Dropbox seems to be an option but I know little about it.

Any advice or input would be much appreciated.

I use Property Evaluator for iPhone and love it. @Bill Gulley @Bill Gulley, I pre-set it for my approximate insurance, taxes, maintenance, lending terms etc so I can punch in price, estimated fixup expenses and estimated rent and know what the deal might look like in while I'm still sitting in my truck in front of the property. I especially like having the mortgage amount without having to whip out a calculator :-).

Strangely, we do an actual evaluation of the property and expenses rather than relying on a 'rule.' In Oklahoma it's easy to know the taxes, figure out the insurance and we have an excellent sense of expenses from years of experience... So - while we account for the various items allowed for in the 50% rule, we just do the math on each property we are at all serious about.

One issue I have with that particular rule of thumb is that we do conventional 80/20 financing with 15 year amortization. Our mortgage is going to be different than either the no-cash-down folks or those who use a more traditional 30 year am, not to mention all the other options that are out there. It's not hard to do the math - takes me about 20 minutes and that's if I have complex repairs to account for.

@Lewis C. - check with your local housing laws, many communities have rules regarding this... for instance, in OKC, you are limited to two persons per bedroom, although if a family has a child after occupying the house that is allowed :-).

For our multi-family, water is not metered separately so as we have the opportunity, we are increasing the rents to cover the water. Tenants have been willing to pay a rent premium to cover the water/sewer/trash bill.

I have one SFH that the municipality requires that the water bill stay with the owner and we do the same thing there... got an average bill from the city and increased the rent by that much.
