It's a notice to a non-paying tenant to pay the rent or 'quit' the premises. Locate your county clerk's office, call them and ask. They may even have a standard one you can copy.

Many communities have a 'spotting' service for identifying wires. If that doesn't work, someone is going to have to call the utilities and have the lines traced.

@Patrick Reagan - run Bambi,run! Had to deal with one in a property I was responsible for. Hugely expensive - even when the tests etc were negative for leaks, getting it removed was a nightmare... keeping it was out of the question.

@Derek T. - yes, GFCI breakers is probably the least expensive fix here. Even when not required we try to get a few in ungrounded houses... originally to cover the kitchen and bath but anymore, people have so many electronics we try to get a protected circuit in the living room as well. GFCI plugs obviously give some protection but breakers can be easier, especially in an older house, than tracking down all the internal runs.

We are clear about ownership with our tenants and primarily communicate via text. We're happy to take emails or phone calls during business hours but tenants have just gravitated toward texts and that's ok with me... it's simple and it's in writing so everyone is clear about commitments. I have and use the 'do not disturb' function on my numbers so that I can maintain business hours.

Aw shucks... I was hoping for a way to upgrade some tenants...

But! one of my favorite upgrades BY a tenant... don't like the shower head? Put one on the opposing wall... String some pex... leave taps on original wall. Why? Who knows <shrug>

When we started out, we asked ourselves, are we comfortable with myself or my then 19 y.o. daughter working here alone at night. If the answer was no, we didn't buy...

Funny thing about the crime maps. Our community started them after we owned several properties. We looked them all up and discovered that our personal home, in a nice suburb, was by far the worst area. Eventually, we moved, lol.
