Before the 15th, I prorate. After the 15th I take the full month's rent and give them a prorated adjustment on the following month. Basically, I want all or most of a month's rent to give them the keys.

The U.S. Census also gives this information on a surprisingly detailed level. It's been a while since I used it but you can search by zip then get it down to blocks if platted.

It's going to depend on your county. In Oklahoma County, Oklahoma, yes and no. The PM can but only if there is very specific language in the agreement giving that responsibility to the PM. Lots of cases get dismissed because the PMs don't have the right language, if any.

Let's see - the older contractors call me "dear" and the younger ones call me "ma'am" and at least one of them doesn't think the job is ok until my husband is impressed... which is laughable because my husband hasn't even seen the house most of the time.

You are not their mama... presumably you have a lease and the tenants are in violation. Serve a quit notice and let them deal with it.

All the advice above is terrific, especially finding a good attorney and knowing your landlord/tenant law. If you want to take years off your life, spend a morning in eviction court... That may cure you of the desire to be a landlord :-). If you still want to move forward, the most practical advice we studied was a book called "Managing Rental Properties for Maximum Profit" by Gerald Perry... my edition is 2000, I'm sure it's out of date but just a wonderfully practical tome on the nuts and bolts.
