@Jeremy D. - that's what I do on ACVs. I decide the value to me and throw a couple of extra bucks in for CYA. We would just replace, not rebuild.

Given the relatively smaller size of your town, this sounds a lot like putting all your eggs in one basket to me. I guess it depends in part on whether you have an interest in diversifying geographically.

@Roy N. - while we do still use "felt" it is a synthetic product. More generally, here in Oklahoma, heat is a far greater problem than cold. For this particular house, we may well go to the spray foam place in the attic but it would be complicated and unnecessary in the walls. We're actually thinking of using the foam in the attic of our personal home. It's a brick revised tudor and has a huge air space in the attic.

Thanks all for the feedback. I'm going to scrape, repair, and paint the exterior and let it go. Mild climate, hot side switches back and forth... will take @James H. 's advice when the re-siding day comes.

After trying several approaches, we settled on offering our best and final the first time. Saves time and everyone appreciated not wasting time playing patty-cake. A few times, the lender initially declined it then came back to us at which point we re-calculated and at least twice, offered and paid less. It's goofy out there, best to work your goals and not worry about their heads...

@Ben Walhood - I have one and have been offered an additional one recently, though I passed. It's a very small local bank and they're not going to lend in Illinois but I suggest you visit your local community banks and talk to their commercial folks.
