J Scott - just teasing you, I am actively using and appreciate the books. These are two old chimneys, one is falling off and one is going to be if not repaired soon. The estimate was $700.00 for both and since I have no experience, I'm checking for reasonableness.

I need an idea of what it should cost to have a brick chimney repaired. It's currently falling off the house and needs to be re-built, mortared, have a few courses added. Never had it done and feeling clueless. (I didn't even see it in J Scott's book)

Any info is appreciated.

I researched this for my state, Oklahoma. No stats but non-eviction legal actions are pretty rare. I double-checked my liability insurance and quit worrying about it. States that are more tenant-friendly, ie. California/New York and probably others are likely to have a very different story.

Michael Spindler - you will need a plumber as well, lol. As far as automation, I'm thinking in terms of a seamless process for receiving applications and processing background checks, some kind of built-in follow up system for late rents, the same for handling maintenance or update requests, etc. If you're working on saving, I'm assuming a day job. These small tasks can be unbelievably time consuming if you're not thinking in terms of systematizing and automating.

I just acquired 4 1:1s as part of a larger deal, two of them vacant. One of them rented pretty much the first week it was available. The other, I half-heartedly tried to rent then realized I personally couldn't tolerate its class C- condition and am renovating it right now. So far the plus is, lots of need at that price point. The minus is fewer applicants that I actually want to rent to.

The two that are occupied, one is a very long term Section 8, the other is about 6 months in but feels stable.

If I knew enough about what I was buying, I would also be working on automation/procedures as well as attending the local REIA and interviewing contractors.

Matt Devincenzo - I am referring to conventional in the 80% LTV from a bank sense. It is a commercial lender so no fannie/freddie involved. Also they hold their own loans under 1M which adds greatly to their flexibility... although through sheer good fortune they were audited 4 times last year...
