@Adam Johnson , you raise an interesting question about the security of people's protected information, including SS#. I am considering adding a sheet that says basically, we shred applications in x days...

Anyone have any feedback on policies for dealing with applications?

I've made some very good deals with long-listed MLS properties. Sometimes they have a real or perceived flaw that just scares folks away. My top cash-flow property fits that bill... it had broken windows and consequently a spider problem plus it needed a roof. The issues (there were rolling balls of spiders the day I saw it) freaked buyers out but didn't cost all that much to repair relative to the value of the property... and after a long time on the MLS, it was discounted accordingly.

Mark Hu - you might be stereotyping. We get a lot of non-english speaking hispanic applicants and most of them have good jobs and some form of ID including social security numbers.

Won one, delayed one, dismissed one. It's hard not to laugh sometimes in court and today the judge seemed to be trying to make people laugh, maybe it's his form of protection... A very brief summary.

Tenant is an amputee and in wheelchair. He has successfully scored a pro bono attorney, while waiting for case to be called he rolled up to a guy and asked (we're a very friendly state) Landlord is management company and visibly annoyed. Tenant - complains that he is obviously disabled (true) and landlord promised to make accommodations for him to use apartment. Tenant says the only thing landlord has done is 'blast' out a larger bathroom entrance so he can get his wheelchair in. Unfortunately, landlord has not actually re-installed any kind of a bathroom door. Landlord argues that because of "blasting" out the doorway, there is no way to hang a door. Tenant admits to living alone but when has guests, wants privacy for them and to 'do his business' which he hopes he doesn't need to describe. Judge assures him we all get the picture (all too vividly at that point). Judge advised manager that he can think of several ways to put a doorway in and allows the attorney to start to talk about the ADA...

While I'd LOVE to be able to report how this all came out... the management company couldn't show evidence that they were legally entitled to sue on behalf of the owner and the judge postponed the whole thing until this afternoon. I had work to get done.

When I left, tenants were batting .750 and always because the various managers didn't have their paperwork act together.

Cassidy Adams I was recently offered a group of 10 units on 4 lots. At the reported 90% occupancy, tenants pay all bills except water, the cash flow was terrific and made any other issues workable. Then came due diligence... Don't trust anyone's assessment of value but your own.

Adam Roberts - it is likely that your purchase is "subject to" the existing leases in which case your best approach may be a letter advising of the new management. If they are month-to-month leases, you may be able to notify and re-write if the letter isn't meeting your needs. I'm dealing with this right now and for a variety of reasons will be re-doing all leases as terms come up.
