I like doing the floors myself. It's heavy work but other than getting the darn sander on and off the truck, I can do it myself. But, I'm getting to the Michael Quarles place, I can no longer afford to do my own rehab work.

Phil Damjanovic - we work with a community bank/portfolio lender and they have no issue with ACV as long as we are insured for at least the amount of the note.

Tom Goans - in 1992 we moved to Oklahoma and personally saw the post-boom devastation of the savings and loan crisis. In 2002 we began investing with those lessons firmly in mind. In 2007 - we essentially saw the whole thing happen again but this time were positioned to buy. The market cycle can be a beautiful thing but awareness is key.

Milton Green - good for you, that's how we got started. Worked our tails off then worked our kid's tail off. Will never forget sitting on the floor of property number 2, so tired after the 7 days and 5 evenings a week that I couldn't muster the ambition to stand up.

Do you have the option of taking an additional job to raise the money to get started? 10K just isn't that hard to earn if you're willing to give up free time for a year. Then it's your money and you're in control. During podcast #26, Joshua Dorkin was talking about the benefit of his family writing a budget - I believe they found $1000/mo. That may be a high-end example but people seem to really underestimate the value of hard work and budgeting as a legitimate way to get started in real estate.

I need to automate my application process. I'd like to use the existing form but have the option of folks filling it out on line and paying a fee via paypal, square or similar. Any input on best practices to do so?

Carrie Herrmann - probably varies from state to state but in Oklahoma, if no lease, month-to-month is the default standard in state law. If you don't want to work with these tenants, I'd give them a choice of signing a lease or give notice in accordance with your state law and find appropriate tenants.

Jeremy Spiegel - welcome to Bigger Pockets. Oklahoma is a great place to invest but I have to admit, when I saw SE Oklahoma I flashed on the John Fulbright lyric "Northern Oklahoma is just like Kansas, don't go to Southern Oklahoma at night"
