I had one tenant that liked to pay with cash so I kept it simple and use that as a petty cash account to pay contractors. It really only worked because I had a good dropbox location that I passed often. Tenants usually Take that time to complain when they’re paying you.

In your case I would just insist that he gets a prepaid card and go through the Internet as you set up. Having said that; confirm with your system what prepaids are acceptable.

My 2 cents... Aim for the properties that can only sell to an investor/cash buyer. All the others will go to the typical home buyer and get top dollar. They don’t need you in today’s market.

I’d see what the water company would charge and then make the call. Tenants use a lot less when they pay the bill. Twice last year I had a $300+ water bill on two different two fams. Both were because of the toilet running and the tenants didn’t want to bother me.

I used RentRedi for ~the past year and see the value in its simplicity.

Tenants using the mobile app to put in a repair request is a great help. (no more tracking it in Excel)

Also, the tenants paying the rent in the app. Another great way to automate.

You pretty much wrote what I been thinking.

We had a trip planned for St. Pete in March to check out the area, but COVID kind of got in the way of that.

I like the idea of the gulf coast without the hurricane part.

I'd sooner just make that place sparkle. Take that money and put it into things that pop i.e. front door, landscape, fresh paint, appliances. I would always get the bottom of the barrel when I rush to rent and don't take the time to freshen up. 

I had given credit before when I knew I had good people. The offer was if they take it for the first of the month I would let it be their call to replace the floor or upgrade the bathroom. I was able to do an upgrade while they were there and it was was a seamless turnover. We were both pretty happy with that option.

Once you put up your listing people may ask if you accept section 8 vouchers. I would check this link: http://www.newarkha.org/ They can explain their process and might give you leads. I'm in Passaic county.

Keep in mind that not all section 8 tenants are bad (I had some great ones). If you don't screen them as well as you would any other tenant you might regret it. You'll realize money is not everything real quick!

@ Brian Eilering - I would have them fill out my same generic application as a typical rental (parent too). I'd pick one responsible person to be the liaison and usually, it would be that parent that would cosign.

As far as showing the apartment /house opens houses work best for me. I would schedule prospective tenants in 15-minute increments. I found it works better to block a Sunday rather than run to show the place to one person that doesn't show up.
