Would it be practical to have profits from rehabbing projects and wholesale assignments all under one entity? Or do these two fields each require their own company?

Sounds good. If the majority of investors are following your techniques plenty of real estate professionals & companies would be out of business!!

Using estimates, About what percentage of the investment properties in your portfolio have been found on MLS? From wholesalers? Drivebys?
I'm starting to stray from MLS because of retail asking prices which include broker/realtor commision, and rare seller financing. -Brandon

Then it looks like if a small icon could be displayed next to everyones user name that indicates that they are online or in the chatroom perhaps others might become more aware and begin to use the chat feature......??

Not only are these good points, but they are ones I can agree with! I saw so many posts about finding hard money that I had to see if there were still people utilizing alternative sources of funding.

Correct,my mistake I worded the term of the loan period wrong; I should've stated "finance for exactly 12 months", which I would think is reasonable to estimate in this market. Of course holding for less is desireable.

Assuming you'll be financing a project for at least a year, are traditional mortgages getting more appealing?

In drawing this conclusion I am considering the fact that HML typically:
-Charge about 15% annual interest
-Charge an average of 6 points
-Now asking many borrowers to put 10% down

With all these costs to borrow hard money (and numerous others fees) aren't traditional mortgages (with their very low interest rates) becoming the better option? - Brandon

Thanks for your suggestion(s), Jon. Is it frowned upon to bluntly propose that he/she should subdivide & sell a piece of the property? I don't want to give a bad impression and "shoot myself in the foot" by coming off too aggressive.

I've been going back and forth with this dilemma for over a year so it will be good to get some honest advice on the issue.

There is a vacant lot nearby in a residential area that I am interested in purchasing; however, the lot is attached to a large commercial property which is behind it. I have researched the tax records and found the owner's contact information.
Where should I go from this point? Should I go to the city zoning department and inquire about the subdivision or should I go to the owner and start negotiation? Would it be difficult to convince someone to sell off empty land they haven't ever used, or will the owner probably not want the zoning hassle........ Any thoughts?
