This house is in a highly desirable neighborhood in Memphis TN. There are two new houses directly across the street that are being offered near $700,000. Another flip has recently sold on the same street for $260,000. This can be a higher end rental or great flip opportunity.

I have a client looking to rent at least a 3/1 in zip code 38016. Any investors that have a vacant property they need a tenant for? or, Any wholesalers have a house in the pipeline that could rent for around $1,000 to $1,200 in that zip code?

We tend to have more people bring us houses. So that part has been easier and as my subcontractor contact list grows we are able to get projects to the market sooner.

We have a project that we are having a hard time selling. It has been on the market since Oct. with out one offer. We have had two people look at it twice in the last two weeks but no offer. Price started out at $698,000 is down to $615,000 and will be dripping to $598,000 in a couple days. Realtor has had two realtor luncheons and multiple open houses with good attendance at all. We just are not getting Realtors bringing clients by. We have hard money in this house and will have to refinance by the end of April. Any ideas how to move this house?

I have a three year goal of $150,000 income/yr and a ten year goal of having a net worth of $2 million. What strategy would you use to reach these goals? I have been investing for almost three yrs and mainly fix and flip with two rentals now.
