Would you be interested in working with a new Real Estate agent that knows Birmingham like the back of his hand?  He also is interested in real estate investing but has not done any.

Welcome.. Start going to local REI meetings. In Memphis it is MIG( Memphis Investors Group). Do some research on Alan Cowgill for getting in touch with private investors. Use biggerpockets.com. This is the best resource for real estate investors.

Not promoting this house. I have not analyzed many buy and hold houses because mainly do high end flips.  So..does this make sense for a buy and hold house?  or make a lowball offer and wholesale it?

We have a 4b2b in Laguna Beach (10 minutes east of PCB Pier). This is away from the spring break area.  This has been in the family for many many years. We have been renting it for the last three years with great success.   We are now looking for a condo east of the pier to stay away from the Spring Breakers.  We are very strict on renting to anybody under 24 yrs old.  We have also lost sales because we do not have a pool.  That is the reason we are looking for a condo that we can capture the customers that want a pool. 

My real estate agent is helping a friend of hers out and asked if I would be interested or if any of my investor friends might be interested.  We have a 2/1 that is one street over and we just closed on a large flip so we don't have the funds available to take this one on.

Property is a 3/2 walking distance to U of Memphis.  I have not made it by this property yet.  I have been told it has some minor roof, front columns and back porch issues.  It could use a paint job inside.  The owner wants out of the house.  I do have pictures of the house.  You can contact Stephanie Taylor at [email protected]
