B-ham is similar to Memphis was a few years ago. We also have good friends in B-ham that would help us watch our property.

@Nick Hall We are still plan on flipping houses. We have been flipping a little higher end houses and have had some success. We are talking about looking for and maybe moving into a few more rentals because of the lower inventory for flips. I do not see us moving totally away from flips because we like the design work of the flips. We just may not flip as many as we have been planning.

We just looked at a good cash flowing weekly rental. We have been having the discussion around this question...
Why would you sell a weekly vacation rental that has a $35k a year gross and is cash flowing an estimated minimum of $11k per year? (Based on it having a mortgage).

Thanks for your service. Welcome to BP. Great place to get a good education in Real Estate Investing. A common theme is do not over analyze and never commit. We took to long to analyze our first deals and had a few sold out from under us. You need to analyze to feel good about the deal but get an offer in. If you have to put a 10 day inspection period on it with an out like "upon approval from partners". This will give you a go out and give you time to have a contractor or two to look at it with you.
Study up on Brandon Turners podcast and blogs about "House Hacking" this might be a great foot in the door for you.

Great to see you on Bigger Pockets. I am a fire fighter in Memphis TN and have lived here since '79. Welcome to Biggerpockets. We are mainly fix and flippers in Memphis, TN but are exploring Birmingham since my wife is from there. We have just purchased our first Buy and Hold in Memphis and will be closing on our next fix and flip in a few weeks.
