Ditto for me as well. All my properties - 28 doors - cash flowed from day one. It's all in setting your criteria before you buy. Don't settle for less!

We're in the middle of rehabbing a 22-unit in Indy and I need good, reliable contractors to help get the work done.  I especially, today, need guys that can redo wood floors.

@Matt Ward There are lots of things you can do.  I would start in BP.  Check directories.  Post in the forums.  Start communicating with investors that are in your markets. You could do a google search on the types of properties you want in the city or cities of interest that could lead you right to their web sites and listings.  You could also do a Google search on commercial brokers in the city of interest.  There are other commercial listings besides Loopnet, such as costar.com, ten-x.com/commercial, cityfeet.com, and showcase.com.  You could also just hit the web sites for the big commercial brokerage firms - CBRE Group, Cushman & Wakefield, Marcus & Millichap, etc.  Talk to commercial mortgage brokers, bankers, real estate attorneys and CPAs for referrals.   That's just for starters.

I'm in OC (Mission Viejo) and have only purchased out-of-state properties (Memphis, Atlanta & Indianapolis).  I've purchased turn-key and non-turn-key, from SFRs to 22-units.  If I can be on any assistance just let me know.

@Emily Allen Brokers are approached often and don't always have time to get back to people, especially if they are already dealing with someone they know.  If you are serious about buying in Atlanta, do your home work and start researching the top brokers that handle the types of deals you want.  Everyone has their own way of developing broker relationships but the important thing is that you are developing relationships first.  Target your 10 top brokers and start sharing with them what you want.  Let them know you are ready to buy and not just a looky loo and they will listen to you.  If they send you a deal always respond and always than them.  Let them know why you like or don't like the deal.  Over time, you will develop a rapport and some will emerget as your best contacts.  Keep nurturing the relationships and eventually you'll start seeing deals you like.
