@Alex Chamberlain I agree with the rest of the comments so far, not enough returns for me at that purchase price. As an agent and an investor I look for returns much better than that for my investments. There are still some areas you could purchase 2 houses (or even 3 possibly) with that total purchase price and down payment and be able to generate much more than $1750 in rental income. At some point the increasing rental rates don't justify the increase in purchase price. Generally speaking houses at $240,000 are not great rentals (I said GENERALLY SPEAKING), they typically will not bring in 2x the rental income that a house at $120,000 would bring in.

Dmitry Shyshkin - hey Dmitry, is your agent doing anything else for you besides just sending an automated email? Are they an investor themselves and know what good areas are for investing? As an agent setting up an automatic search is just the start of what I do as an agent for investor buyers. There are a lot of spots where you can still get good rentals for good prices. It sounds like that agent might be part of the problem, I have helped quite a few other BP investors find some good rentals lately

@Dylan Hanna I would say that is a pretty hard thing to estimate here in the area. I have a friend I use for all of my insurance, but I don't tend to send him anything if I am not serious about buying it. I have a general idea now when I am acting as an agent for 1-4 unit dwellings, although my agent still surprises me (good and bad) when I ask him to pull an actual quote. 

There isn't really a good formula or percentage because there are so many factors that go into the cost. Age of the building, size of the building, location (varies per county), block vs frame, roof shape, and that doesn't take into account any discounts you would get for roof discounts (hurricane straps, etc). Nor does it take into account amount of deductible you want/need based on a lender's requirements. 

Are you typically looking at 2-4 unit properties or something larger to insure?

Just to clarify in defense of Kurush Italia , he did double close so the property was his to re-sell. So that should end the "was this an illegal wholesale" debate....

Jagpreet Singh you will want to find an agent knowledgeable in investments and rental properties in the area you are focusing on. Hopefully an agent who also does their own investing. Here in Florida we as agents use a standard real estate contract so you don't need a lawyer to draw one of those up for you. You also don't need an accountant who is local, your CPA can do your taxes from anywhere.
