So they are supposed to put their lives on hold because you aren't sure of your close?   What if they sign a lease, yours falls through and they already told their previous landlord they'd be out by a certain time and that landlord has the place already rented for his next tenant?  Are you going to pay for them a place to live until your new house closes or doesn't.   What if yours falls apart and it takes a month to straighten out?   What is the other person supposed to do?  Wait for you?  I would never sign a lease with anybody playing this game.

I think you must be living in the home  before you get a reverse mortgage.   I'm not sure you can get a reverse mortgage to buy a house, that's not the way it works if that is what you're asking.  If you have equity in your current home, just take that and find something you can buy with cash or if you can't find something, find something as inexpensive as possible to keep your mortgage low.

Pay now or pay later.   Spend the $500 or spend $15000 later.  If you have family in real estate in the area, they should be able to hook you up with and inspector or contractor to walk them with you.

Hopefully you have an extensive real estate background with a proven track record of wholesaling.   If you don't, I don't see anybody giving you any money to train them.   Just give them some money when they bring you a deal

Could the water supply be adversely affected, a fire started, or a building be rendered unsafe?  That is what permits protect against.  And for good reason.

Not sure about insulating around a bib.   But for health and safety reasons .  If the windows were installed incorrectly (which we all know happens) then you could get water creating mold in the building or they could fall out on somebody if not properly affixed.   Not so much the falling out, but the water issue is a concern.

They aren't very intelligent contractors.   Just build it into the job and don't make a big deal out of it.  Otherwise, like you just did, somebody questions it and makes your life harder.   I'm into simplicity.     I don't have to pay much to register in the towns around Austin, some of them nothing.   I do work in all the cities, usually once you're registered, that is it.

You need to hire an attorney and find out what your rights and options are.    The only ship that won't sail is a partnership.    Until everything was signed, nothing should have happened.    Good luck, sounds like a mess.

$6K sounds a little high unless he's painting the outside as well.   Of course, I don't know your area or how much work it needs.    Every area of the country will be a little different on price.

Everybody that lives in California knows how screwed up it is.   My question is why do you guys keep electing the same idiots that screw up your state?   I ask everybody the same thing on the national level.   Why keep electing the morons and ***** about it?   I vote against the incumbent everytime when I vote if they've been there more than 2 terms.   I'll vote for either party or neither party if I have a choice.

The only thing I've learned in this ongoing thread is that California is a screwed up state that has nothing better to do than crap regulations out their butt.    I can see having to be licensed to do electrical, plumbing, hvac, structure related work.   But to bust somebody's rear for painting  a house or planting trees in a lawn is just plain ridiculous because it's over $500.   Thank goodness I'm in Texas where we don't have all that nonsense.   We have licenses and regulation, but only for the items mentioned above, but nothing for handyman type work with a dollar amount.
