Im in the middle of this on right now. First off the tenant was 2 months behind on rent and I was starting eviction when I went past and they had moved out in the middle of the night. When I went in the carpet were totaled from the guy working at DQ and walking all the black grease into the carpet then as I got into the clean up deeper I found it! BOOGERS wiped on almost every wall not just one or two but a lot of them. It was like they were collectors or something totally disgusting. The rent and the carpets made me mad but really why would do that to the walls. Now I have to scrape them off. I only have seven units so I'll bet you guys will have a ton of good stories so have fun. Even the gross tenants can't change the fact that we love real estate.

You guys pegged it.

Thanks everyone for the response I didn't feel right about it. It sound good at first but way to many possible down sides for me to do it. Owe and since I posted she asked because she is paying in advance could we skip the background and credit checks and move in tomorrow something stinks here to me. Thanks again it is so nice to have so many people to ask when your stuck

Help. I have a possible tenant that wants to pay a year in advance for her daughter who is in collage. Should I give her a discount on the rent or is this a bad idea,

Thanks Tim C. I figured the same thing. I just can't understand people thinking it's ok to mess up someone's property and just walk away.
