@Nina Gibilaro

 That depends on the loan type, and are the windows are broken     if the windows aren't broken I would not see why you would need new windows for a loan.    obviously new windows will raise the value of the house and the amount of money you can borrow against that house

@Jen Buchanan

 Be careful what expenses you choose, some expenses depend on what type of investing you're doing    For instance miles driven can be  expensed for rentals but not for  Capital gains   Made on flips     Things like staying at hotels and food are limited to investors that are considered dealers    Read up on what can be  expensed  for your particular type of investments and tax strategy

I wouldn't read too much into it. Sometimes things just take longer than you expect to get back to you.   That's a pretty quick turnaround time for a reply to inspections in my opinion

@Jason Utley

That is a great strategy.  I would not change a thing, for probably the same reasons you have.

@Carmelo Alba

How have you been looking for properties.  If  that approach is not working try something else for a while.

@Marcello Di Gerlando

What do you plan to do with the listings?  Just curious.

@Joe Splitrock

I have a question regarding a questionable or dangerous situation within an apartment complex.  I am not sure this case would apply to that, but maybe.  Anyway, do you think the OP has a duty to notify the other tenants in the building of said incident.

I have read that landlords aware of hazards on the premises, including nefarious activity needs to be communicated to all tenants.  If not and damages are incurred by a tenant, or even someone visiting the tenant, the landlord can be held responsible.

Do you agree?

When using the Pa State Workers Insurance Fund for workers compensation, do they force you to pay workers comp on uninsured sub-contractors.  I know the quick answer is yes but that is debatable.

Pa SWIF has you fill out a questionnaire to establish the relationship between you and the contractor.  For example I hire a roofing company, which consists of 2 brothers with no workers comp, 2 hours from my home and it is a one time transaction plus they have their own tools, take no directions ext.  Those of you in the business know what I am talking about.  How does Pa really treat these scenarios during the audit process.  An example would be great.

Thanks.

@Clinton Files

Are you saying you have a loan structured like @Jeremy Pace described or do you have multiple house, each with a different loan that have cross-colorization?  If it is the later, then you can just sell the house, because each house had enough collateral to support the loan against the property.
